“Canadian Rental Prices Drop 4.8% in August”

In August, the average rental unit asking price in Canada dropped to $2,035, marking a 4.8% decrease compared to the previous year, according to a recent report by Rentals.ca and Urbanation. This decline represents the most significant year-over-year drop since March.

For 23 consecutive months, average asking rents have continued to decrease annually, with prices now down by seven percent compared to 2024. Although rents remained relatively stable on a monthly basis, experiencing a slight 0.1% decrease from July following four consecutive monthly increases during the spring and early summer.

Urbanation president, Shaun Hildebrand, highlighted the escalating trade tensions between Canada and the United States as a new uncertainty impacting the rental market. He expressed concerns that demand might slow in the near future due to lower employment rates and weakened consumer confidence. Additionally, there is a potential threat to supply as construction costs could rise.

The report also revealed that asking rents for purpose-built apartments saw a 3.3% year-over-year decline, averaging $2,038 last month. Similarly, asking rents for condominium apartments decreased by 7.7% to $2,050.
